Lakefront Living – Choose a Lifestyle Upgrade!

Downsizing does not mean downgrading! Choose a lifestyle upgrade!

Say goodbye to the McMansion. In 2011, homes over 3,200 square feet ended their dominance and appeal. But don’t think that downsizing means downgrading. In fact, homeowners are looking to upsize their amenities to help them enjoy every inch of their homes.

And, while many different generations are following this trend, Boomers are a unique group, looking to enjoy a smaller nest now that the kids have flown the coop. It appears that lakefront homes are filling this need…especially since waterfront prices and mortgage rates are historically low.

Here’s what we hear from Boomers…

Bathrooms: Mature adults are looking for ways to turn ordinary rooms into extraordinarily indulgent spa experiences incorporating elaborate showers, heated floors and towel warmers. It becomes a place to escape.
Kitchens: Boomers are looking for kitchens with amenities that will assist with entertaining. Popular are open design concepts and upgrades that may include cooktops with special-purpose features, such as a built-in grill or wok; commercial or professional-grade appliances; a built-in coffee pot connected directly to plumbing or an oven that dramatically reduces cooking times without microwaves.
Bedrooms: Convenience-based bedroom trends include a laundry room off of the master suite, remote-controlled window treatments and voice controlled lighting and electronics.
Outdoors: No-mow lawns have sprouted up as a time-, water-, fuel- and money-saving alternative to the traditional lawn. Also, radiant driveway heating systems are an ideal amenity.
Regardless of the size of your lakefront home, whether you build new or buy used, filling your empty nest with hot amenities will help to make your golden years as good as gold.

Considering a lifestyle upgrade? Find your lakefront dream home here.

Why Use a REALTOR®?

Real estate transactions involve one of the biggest financial investments most people experience in their lifetime. Transactions today usually exceed $100,000. If you had a $100,000 income tax problem, would you attempt to deal with it without the help of a CPA? If you had a $100,000 legal question, would you deal with it without the help of an attorney? Considering the small upside cost and the large downside risk, it would be foolish to consider a deal in real estate without the professional assistance of a Realtor. Call MBA Mortgage, we partnered with the most Qualified Realtor in your Area!!

But if you're still not convinced of the value of a Realtor, here are 7 lucky reasons to use one:

1. Your Realtor has many resources to assist you in your home search. Sometimes the property you are seeking is available but not actively advertised in the market, and it will take some investigation by your agent to find all available properties.

2. Your Realtor can assist you in the selection process by providing objective information about each property. Agents who are Realtor have access to a variety of informational resources. Realtor can provide local community information on utilities, zoning. schools, etc. There are two things you'll want to know. First, will the property provide the environment I want for a home or investment? Second, will the property have resale value when I am ready to sell?

3. Your Realtor can help you negotiate. There are myriad negotiating factors, including but not limited to price, date of possession and often the inclusion or exclusion of repairs and furnishings or equipment. The purchase agreement should provide a period of time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase. MBA Mortgage Realtor Partners can advise you as to which investigations and inspections are recommended or required.

4. When selling your home, your Realtor can give you up-to-date information on what is happening in the marketplace and the price, financing, terms and condition of competing properties. These are key factors in getting your property sold at the best price, quickly and with minimum hassle.

5. Your Realtor markets your property to other real estate agents and the public. Often, your Realtor can recommend repairs or cosmetic work that will significantly enhance the salability of your property. Your Realtor markets your property to other real estate agents and the public. In many markets across the country, over 50% of real estate sales are cooperative sales; that is, a real estate agent other than yours brings in the buyer. Your Realtor acts as the marketing coordinator, disbursing information about your property to other real estate agents through a Multiple Listing Service or other cooperative marketing networks, open houses for agents, etc. The Realtor Code of Ethics requires Realtor to utilize these cooperative relationships when they benefit their clients.

6. Your Realtor will know when, where and how to advertise your property. There is a misconception that advertising sells real estate. The NATIONAL ASSOCIATION OF REALTORS® studies show that 82% of real estate sales are the result of agent contacts through previous clients, referrals, friends, family and personal contacts. When a property is marketed with the help of your Realtor, you do not have to allow strangers into your home. Your Realtor will generally prescreen and accompany qualified prospects through your property.

7. Your Realtor can help you objectively evaluate every buyer's proposal without compromising your marketing position.

One Child at a Time….

MBA Mortgage has teamed up with a group involved with ‘help for Haiti’ in the hope of gaining them some exposure for their mission through our newsletter. MBA Mortgage is always looking for new ways it can try to spread awareness and help communities. If you want to donate or help there are some contacts below and you can always call us. As always thank you for reading and keeping us in mind.

One Child at a Time….

Last May, I became acquainted with the organization ‘help for Haiti’ through an event where a large group of people came together and packed over 100,000 meals for kids in the town of Marmalade, Haiti. The thought of kids not having enough food to even get one meal a day broke my heart. After realizing that I knew the founder (a well-respected retired business man named Jim Willey), and learning more about the organization, I knew I wanted to be more involved. Their mission statement is “We feed and educate children while we build businesses to employ their future.” I love this vision because it goes beyond the immediate needs of food and education, to a long range plan for kids’ futures.

Since I oversee a children’s program, of course my curiosity was piqued regarding how we could involve our kids, and help them grow in compassion towards the hurting and needy. ‘Real’ to them would be a challenge, since most of them never experience any kind of real need or hardship.
At this same time, ‘help for Haiti’ was in the process of raising money to fund the repair of their school building. It was in horrible disrepair…crumbling walls and only a tarp for a roof. The dirt floor turned to mud when it rained. The funds were raised, and in the wise way in which Jim Willey runs the organization….instead of having Americans go to build it (our natural tendency), ‘help for Haiti’ gave jobs to the local workers. Since the kids were going to have a refurbished school we thought it would be a great plan to get backpacks and school supplies for them.

Every summer, we have a Family Camp where kids and their families spend two days. We decided that we would give families the experience of a ‘Virtual trip to Haiti’ and chose “Journey to Marmalade” as our theme. Everything at camp revolved around Haiti. We invited a Haitian church to join us and they brought wonderful Haitian food for everyone to taste. There was a scavenger hunt during which kids learned facts about Haiti. We fashioned a ‘Haitian village’ so the kids could see how a family might live, and the activities included personalizing backpacks for 160 kids.

The awesome thing about the camp project was that the plan was to personally deliver the backpacks to the kids in Haiti. On Sept 11, I had the privilege of going to Marmalade, along with Jim Willey, the founder, a co-worker and 3 other individuals. What we saw in Haiti both shocked and changed us. The living conditions were beyond anything I’d even seen, even in countries such as Ethiopia. But what bothered us even more was the look of hopelessness in the eyes of the people. We felt so inadequate to make a difference in this impoverished country and expressed this to Jim. Jim looked us square in the eyes and said, “You will only change the country one child at a time”. Now there’s a cause for hope! We can do that. We can help change one child’s life. In fact, we hope to change the lives of a whole town. Marmalade! I love the name, I love the town, I love the people! I can see hope there and know that this is a goal worth pursuing.

In February Jim will be going to Haiti to: inspect the food distribution program, begin a registration process for the school where they will get more information about each child, meet with teachers about ideas for improvement and training, meet with a well drilling company. He will also check to see if we can stay in the town of Marmalade in April, as one of our goals that trip will be to engage the kids in some creative activities.
